These terms govern your use of elmcitypropertyservices.com. By using the website, you agree to these terms. If you do not agree, please do not use the site.

Website information

The website provides general information about Elm City Property Services and the types of services we may offer. Website content is not a quote, contract, guarantee of availability, or commitment to perform work.

Service requests and approval

Every online request requires Elm City review and approval, including site visits. Selecting a window holds the requested time but does not confirm the visit. We confirm accepted visits directly. Times are displayed in Atlantic time, using AST or ADT according to the date. Submitting a form does not create a service contract. Paid work begins only after Elm City and the client agree to the applicable scope, pricing, schedule, and any project-specific terms.

Information and photo submissions

Provide accurate contact and property information and submit only material you are entitled to share. By submitting information or photos, you permit Elm City and the service providers supporting our systems to store and process them to review your request, communicate with you, and administer the requested services, as described in our Privacy Policy. You retain ownership of your photos; submission does not grant permission to publish them for advertising.

Private request links and staff access

Keep your private request link confidential: anyone with it can view limited request details and cancel an eligible request. Contact Elm City if you believe a link has been exposed or a request was changed without your permission. Staff dashboard access is restricted to authorized Elm City personnel using their BuildCurrent account credentials. Do not attempt to access another person's records or share staff credentials.

Acceptable use

You may not misuse the website, attempt unauthorized access, interfere with its operation, submit unlawful or malicious content, or use automated systems to overwhelm forms or infrastructure.

Intellectual property

The Elm City Property Services name, branding, written content, graphics, and website design are owned by or licensed to Elm City Property Services unless otherwise stated. You may not reproduce or commercially exploit them without permission.

Third-party services

The website relies on third-party infrastructure including Vercel for hosting, Resend for website email delivery, Supabase for booking data, private photo storage, staff authentication, and booking processing, BuildCurrent for business and lead management, and GoDaddy for domain and DNS services. These systems support Elm City; Supabase and BuildCurrent do not approve or perform your property services. You do not need an account with either system to submit a request. Provider outages may delay submissions or updates. If you do not receive a request reference or need to verify a status, contact Elm City directly. Our responsibility for personal information is described in our Privacy Policy.

Online invoice payments and fees

Elm City does not add a separate processing fee, card surcharge, or convenience fee when a customer pays an invoice online through Stripe. Customers pay the outstanding invoice balance; Elm City absorbs the standard Stripe processing cost. Optional third-party installment or financing arrangements, if offered, may have their own provider terms or charges disclosed during selection.

Elm City invoices are created and managed through BuildCurrent. Eligible unpaid invoices may be paid through Stripe Checkout. Stripe processes the payment but does not issue the BuildCurrent invoice. A Stripe checkout session is temporary; if it expires, customers can revisit their original, unrevoked BuildCurrent invoice link and start a new checkout while the invoice remains payable. The invoice link is separate from the payment session and may remain valid beyond the invoice due date. A due date is not extended by the availability of online payment. The current invoice balance is checked when payment is initiated, and payment methods and applicable Stripe terms are displayed at checkout. Customers should not share private invoice links publicly. Payment confirmations and receipts may be delivered by email, including through Resend. For questions about charges, invoice status, refunds, or a lost or compromised link, contact Elm City.

Spam prevention

Public forms may use Cloudflare Turnstile to help distinguish legitimate requests from automated abuse. Completing a security check does not confirm an appointment or guarantee delivery. Cloudflare may process technical browser, device, network and interaction information for verification under its Privacy Policy.

Limitation

To the extent permitted by law, the website is provided on an “as available” basis. Elm City does not warrant that every page will always be error-free or uninterrupted. Nothing in these terms limits rights or remedies that cannot lawfully be excluded.

Changes

We may update these terms from time to time. The effective date shown above indicates the current version.
